We are moving more properties than ever the last 6 weeks.  Deals are getting cheaper.  About 6 months ago I believed that the banks were selling at such a discount that it was getting more difficult to compete with NON MLS or off market properties.  But the last few months we have turned things around and it is disgusting how desperate people are to get out of their properties.  I recently bought a house off a doctor in Chicago who was so sick of her rental that she had paid 64K for that I picked it up for $4500 and immediately sold it for 12K.  I think I am going to frame the HUD-1 because the most shocking thing about the whole thing is that she brought 59K to the closing to get out from underneath the loan.  WHAT???  She would have been much better off by just spending the 6-8K and putting a renter in their for 550/mo.  But in an economy like this people (even Doctors) do things that are not rational because they are acting on emotions instead of the numbers.
